Exploring Innovation and Opportunity: A Visit to BlueLine Urban Projects & Prindex.

On Thursday, 30th October 2025, fourteen members of the Seed Network visited Dream Place by Prindex, Lekki Phase 1, for an immersive experience with BlueLine Urban Projects and Prindex, two complementary companies reshaping urban development and real estate in Nigeria. The visit offered an inside look at how strategic planning, collaboration, and innovation drive high-quality property development, while also highlighting potential opportunities for network members.



BlueLine Urban Projects: Excellence in Construction


The first highlight of the visit was BlueLine Urban Projects, led by CEO Olasupo “Supo” Jagun. The company started as a design-and-build firm focused on Italian-style luxury apartments and has now evolved into a developer delivering completed properties.

With 53 full-time staff and 200 part-time contractors, BlueLine has built a reputation for precision, professionalism, and architectural excellence.


Members toured completed apartments, witnessing firsthand how BlueLine transforms design concepts into tangible, high-quality living spaces. The founders emphasized their unique approach: from the design stage, potential issues are anticipated and resolved before construction begins. This meticulous planning ensures smooth workflow, cost efficiency, and superior outcomes, particularly in competitive markets like Lagos Island.


Prindex: The Real Estate Enabler


Prindex, led by Tolu Bawa-Allah, plays a complementary role, providing land acquisition, investor sourcing, and contract management. Their model allows investors and clients to secure land and partnerships while BlueLine brings the construction expertise to realize the projects.

While BlueLine handles construction, Prindex ensures a steady pipeline of opportunities and smooth investor relations.

Looking ahead, Prindex plans to expand their portfolio in 2026, introducing systematic approaches to bring in more deals and enhance collaboration with developers like BlueLine.



Synergy in Action: A Powerful Collaboration

The visit showcased how the split in operations between BlueLine and Prindex has allowed each company to focus on its strengths while complementing the other. BlueLine focuses on construction excellence, while Prindex manages sourcing and partnerships. This collaboration creates a streamlined workflow, reduces operational friction, and ensures projects are delivered efficiently.


Members also gained insights into navigating market challenges, including high construction costs and competition.


A key takeaway shared by the founders was the importance of bulk procurement of construction materials; having 70–80% of materials ready before starting a project helps mitigate inflation and cost increases.



Lessons and Opportunities for Seed Network Members


The visit offered practical lessons in strategy, planning, and investment. Seed Network members were introduced to opportunities such as:


  • Equity participation in premium apartments

  • Ownership of office suites, short-let units, or hotel rooms

  • Co-investment in landed properties within the network

By leveraging the trust, expertise, and professionalism of BlueLine and Prindex, members have the potential to engage in well-managed, high-quality real estate projects, building both value and confidence in the brand.



Closing Thoughts


The visit to Dream Place by Prindex, Lekki Phase 1, combined with the Leadership Lab, was both inspiring and enlightening.


It highlighted how clarity of purpose, complementary operations, and meticulous planning can transform ambitious ideas into reality. Members left with insights into market dynamics, investment opportunities, and the importance of operational excellence.
